MANAGEMENT REPORT

A.    MATTERS FOR BOARD DECISION

    A1)    Trash Proposal

Attached for board review is a proposal submitted by American Disposal to provide trash services to the community.  The price per unit is $10.95 per month/per unit.  The Association is currently with AAA Disposal and is paying $10.17 per month/ per unit. 

Mr. Warren McNair of American Disposal will be present at the meeting to answer any and all of the Board’s questions concerning their services.

    A2)    Revised Design Guidelines

The ARB submitted their revisions to the Designs Guidelines for board review and decision.  Copies of the revised guidelines where given to each board member at the June meeting.  The Board will need to review the revisions and vote on the changes.

    A3)    Landscaping Proposals
        For Board review and consideration, attached are proposals submitted by landscaping
        companies to provide grounds maintenance for the FY 2003.  Each company was
        provided with the same set of specifications.

·    Community Landscape Services    $28,000 (current contractor)
·    STM Landscape Services        $39,875
·    Pine Ridge Landscaping        $25,000
·    McFall & Berry Landscape        $18,850
·    AC & M                          Proposal submitted to Bill Perrelli

B.    MATTERS FOR BOARD INFORMATION

    B1)    September 2002 Financial Report

For Board review and information, attached is the September 2002 Financial Report.  The Association currently has 16,107.06 in its Operating Account.  There is investment funds, which are three Certificate of Deposits totally $30,151.80, which includes the new CD in the amount of $10,000 purchased at the Board’s request.

    B2)    Delinquency Status Report

There are currently two delinquent accounts.  One has been sent a certified letter requesting they submit payment.  The other account is still at attorney status; a copy of the attorney report is attached for board review.
