MATTERS FOR BOARD DECISION A1) Audit & Tax Preparation Proposal For Board review and decision, attached is the proposal submitted by Ahlberg and Company to perform an audit of the balance sheet as of December 31, 2001, and the preparation of the federal and state income tax returns for the year ended December 2001. This proposal was submitted to the Board at last month’s meeting, decision on the proposal was tabled to this month’s meeting. ATTACHMENTS: Proposal A2) Newsletter For Board review and decision, attached is the draft of the first edition newsletter. Articles were submitted by Kris Murthy, Sean Timm, Wendy Timm, and Juanita Oliver. ATTACHMENTS: Draft Newsletter A3) Signage As per the Board’s request, attached is a cost of signage for “Children at Play” signage. The cost is $75.00 per sign. Casual labor would be billed at $55.00 per hour with an estimate of two hours to install three signs. ATTACHMENTS: Estimate B. MATTERS FOR BOARD INFORMATION B1) January 2002 Financial Report For Board review and information, attached is the January 2002 Financial Report. The Association currently has 16,142.60 in its Operating Account and a Certificate of Deposit valued at $15, 464.27 which will mature on May 18, 2002. ATTACHMENTS: January Financial Report B2) Delinquency Status Report For Board review and information attached is the Delinquency Status Report. There are currently two delinquent accounts totally $642.00. Both accounts are currently at Attorney Status. Individual accounts may be discussed in Executive Session. ATTACHMENTS: Delinquency Status Report B3) Management Contract Attached please find a Management Contract Proposal submitted by CMC. This proposal is for review only at this time. The Association is currently on a month to month basis with CMC. Please take as much time as necessary to review the contract and ask any questions you may have. You will note that the contract is for a period of two years, which is the balance of 2002 and 2003. The contract reflects no increase in the management fee for FY 2002. ATTACHMENTS: Proposal B4) Bond Release Update For Board information, Jan Ward spoke to Centex concerning the development status of the community. As stated in their letter to the residents, dated November 28, 2001 the Landscaping, Street Repairs and Miscellaneous items are still are targeted as quoted. The street sign is in the process of being repaired once again. It appears that construction traffic continuing knocks it down. Centex is aware of the situation and will continue to resecure the sign after each occurrence. ATTACHMENT: Centex Correspondence |
